Lyndene Bed and Breakfast – Policies and Rules / Terms and Conditions

When making a reservation and during your stay at Lyndene Bed and Breakfast, you are also agreeing to abide by our policies and rules / terms and conditions, set out below.
Lyndene Bed and Breakfast – Cancellation, Reschedule and Refund Policy

If you have booked directly with Lyndene Bed and Breakfast, you can cancel, amend or reschedule your reservation by contacting Lyndene Bed and Breakfast, by telephone or email.

If booked through an oline travel agent (such as booking.com or Expedia.com), you can cancel, amend or reschedule your reservation via their website, or by calling their customer services.

If we are informed of your reservation cancellation, amendment or reschedule 2 full days (or more) before your check-in date, a full refund (if paid) or a reschedule of your stay can be arranged.  All refunds from Lyndene bed and Breakfast are made by bank transfer only.  A reschedule of your stay needs to be utilised within a 12 month period from your original check-in date.

If you cancel your reservation within the 2 days before your arrival date, no refunds will be given, and a charge equal to the full booking amount will be made.  

Example:  For a Saturday check-in, a cancellation or reschedule would need to be made before 23.59pm on the Wednesday prior to your check-in date to qualify for a full refund or to arrange another date of stay.

Please ensure that you have adequate travel insurance in the event that you have to cancel your reservation within the 2 days prior to your arrival date. 

We are a small family business and cannot provide refunds or reschedule bookings because of your personal circumstances or adverse weather conditions.

Check-in / Check-out Times

Check-in time is from 4pm – 9pm (a later check-in can be arranged).

Check-out time is before 10am.

Identification

All guests staying at Lyndene Bed and breakfast are required to show their ID on check-in.

Additional Guests

Lyndene Bed and Breakfast is for the exclusive use of named, paying guests.  We allow 2 people per room.  We do not allow outside visitors onto/into the property.

In the event that a room has been booked for 1 guest, an additional guest can be added to the booking by prior arrangement only.  If agreed, by prior arrangement, the named, 2nd guest will be charged £20 per night.

We will not serve breakfasts at two different times if an additional guest is added to the booking; breakfast times are arranged for the room, not individual guests. 

Early Key Pick-up / Bag Drop

An early key pick-up/bag drop off can be arranged. To arrange an early key pick-up/bag drop off, guests must contact our Bed and Breakfast at least 2 days prior to arrival.

If picking up a key or dropping of bags, please note that the use of all rooms will not be possible until 4pm.

There is no charge for an early key pick-up/bag drop off.

Parking

Parking at Lyndene is free of charge.

We are not responsible for any damage caused, or break-ins to guests’ cars.

Left Luggage

It is possible for guests to leave their luggage at Lyndene after check-out, free of charge.

Left luggage must be collected before 6pm on the same day as check-out.

We are not responsible for any tampered with, damaged or missing left luggage.  

Keys

On arrival, guests are given one key for the main entrance and one key for their room.

Both given keys will remain in the guest’s possession until they check-out.

Guests are responsible for both keys during their stay.

Guests must not give any key/s to anyone who is not staying at Lyndene.

Guests are responsible for locking their room door, when leaving the building.  Guests are also responsible for locking the front door to our B&B when entering and leaving the building.  We are not responsible for any of our guests’ personal property, for example if guests’ personal property gets damaged or goes missing during their stay.

Guests will be charged £35 for a new set of keys (2 keys) to be made, if they lose our keys during their stay.

Morning Room Service/Cleaning

At Lyndene, we service your room each morning if required.

Please inform us on check-in if you do not require room service.

Quiet Times

Quiet times are from 10pm until 8am.

Guests, who continually make excessive noise and/or disturb other guests (after 10pm and before 8am), will be asked to leave. No refund will be given.

Minimum Booking Age

Lyndene is an Adult Only Bed and Breakfast.

Guests who are 18 years of age or older are only allowed to book and stay in our accommodation.

Pets

Only one, well-behaved dog is allowed to stay in one of our guest rooms.

We charge £5 per night for your pet dog, which is payable on check-in.

Your pet dog is not to be left unattended in your room at any time.

Your dog must be on a short lead in the hall, stairs, landing and during breakfast in our dining room.

Your dog is allowed in our dining room, at our other guests’ discretion.  We will advise you if any of our other guests have any issues with having a dog in our dining room and work with you to make suitable alternative arrangements.

Do not shower or bath your dog during your stay; their fur will block the waste pipes. We have a hose, with warm water, at the rear of Lyndene, where you are welcome to clean any muddy paws. We can also provide you with free, doggy towels.

Please clean your dog’s muddy toes as they enter the property.  There is a doggy towel by the front door.

Do not allow your dog on the bed; we can provide you with blankets for your dog to lay on, if needed.

Noise or disruptive complaints: if we feel that your dog is too noisy, or if there are any complaints about the loudness of your dog, you will be asked to make alternative arrangements.

We do not allow dogs in our garden.

If damages are caused by your pet dog to our rooms, our furnishings or any other part of Lyndene Bed and Breakfast, you will be charged an additional fee, based on the specific damage caused by your pet.

Safety

Guests must make themselves aware of the Fire Evacuation Plan, which is clearly displayed on the wall in each room and in all room folders.

All guests must not use any personal electrical items including fans and electric fan heaters in our B&B. (Laptops and small electrical items are allowed)

We do not allow candles anywhere at Lyndene.

Smoking, E-Cigarettes and Vaping

Smoking, e-cigarettes and vaping is strictly prohibited anywhere inside Lyndene Bed and Breakfast, this includes smoking or vaping through open windows or under extractor fans in our guest rooms.

Smoking anywhere in Lyndene will set-off our very sensitive, in-line fire alarms.

Any guest wishing to smoke, vape or use an e-cigarette must do so in the designated smoking areas, which are outside of the building.

Any guest found to be smoking, vaping or using an e-cigarette inside Lyndene will incur a charge for extra cleaning and damage caused.  They may be asked to leave with immediate effect with no refund given.

Drugs

Lyndene has a very strict policy on using any form of illegal drugs in and around the property.  Any person using any form of illegal substance/s during their stay at Lyndene will be asked to leave immediately.  No room refund will be given.

Left, Lost or Damaged Personal Property

If guests leave their personal property at Lyndene, they must inform us as soon as possible.

We will make every effort to find and return left personal property.

Guests will incur a packaging and postage charge to return personal property.  The packaging and postage cost will be calculated subject to the weight and size of the items to be returned.

Any packaging and postage fees must be received by us before we post items back to our guests.

We are not responsible for any damage caused to items which have been left behind by guests.

Damages

If any damage is caused to the interior or exterior of the property (for example: walls, floors, doors, tables, windows, bedroom furniture, tiles, bathroom fixtures and fittings), guests will incur a charge.

If any damage is caused to soft furnishings (including carpets and beds) throughout the property, guests will incur a charge.

Guests must inform us immediately of any damage they have caused.

If we find damage after guests have checked-out, we will contact guests to inform them of the damage, and to recuperate any damage costs.

Guests will be given our extra cleaning, fixing or replacement costs and will be required to settle payment in full for all damages caused.

We are able to provide guests with receipts, as proof of cleaned, repaired or replaced items if required.

Personal Accidents

In the case of any personal accident or injury (which occurs in our B&B), guests should inform us as soon as possible.

Electric Car Charging

At Lyndene we do not have electric car charging facilities.

We do not allow the charging of any kind of vehicle, using our plug-in electric (via a wall socket)

Car charging points are available approximately 500 metres away.

Cycle/e-bikes Battery Charging

Guests are required to charge their cycle batteries on a hard surface and must ensure batteries are supervised at all times; E-Cycle batteries must not be left unattended whilst charging.

Requested Guest Cooperation

No items to be hung outside, from guest room windows.

Remove any outdoor shoes or muddy boots by the front door and leave in the entrance hall.

No personal belongings to be placed in the entrance hall, passageways or dinning room.

Refrain from using equipment or fixtures for purposes other than those intended.

Do not remove or alter any settings on our equipment, especially to our televisions.

Politeness to Our Staff

We hold the right to refuse to provide a service to rude, abusive and disrespectful guests, or those we consider to be acting in an inappropriate or unsafe manner. This may result in guests having to find alternative accommodation, with no refund given.
